Why Would You Do Business With Someone You Think Is Stupid?

Wait, I am serious with that question.

On most of the housing doom and gloom blogs like housingdoom.com, housingpanic.com and literally hundreds of others, you see the blog author as well as those posting comments say they are smarter to rent than to buy and buyers are stupid and landlords are idiots, etc.

Well, you get the gist of it. It all comes down to them thinking their landlord was a total moronic idiot who didn’t understand basic economic principles for buying and renting to them for “pennies on the dollar.”

Aside from the fact that penny on the dollar rentals are the exception, I wonder why they would rent from someone they think is that stupid?

I’m becoming increasingly convinced those posts and comments are driven more by envy than anything remotely resembling a superior intellect.

Are there some landlords who lose money month after month by renting? Yes, but they don’t stay in business long. Eventually their resources are drained and they are forced to sell or lose the properties and another investor takes their place and turns a profit.

See, I wonder how smart these renters will think they are when the come home from work one day and find all of their stuff on the curb because their “stupid” landlord lost the house to foreclosure?

So, again, why would you rent from someone too stupid to stay in business?

  1. Presumably one does business with someone you think is stupid in order to take advantage of the other person.

    If it weren’t for capital gains, you’d have to be crazy to be a landlord because rental is a really low ROI compared to bank interest, and the latter is guaranteed and you don’t have to deal with tenants.

  2. Everett, you are joking, right? You really think as a landlord I have a real ROI that is low compared to bank interest?

    I just added an apartment building to my holdings I can assure you my ROI is much higher than bank interest. It it weren’t I’d park my cash and sit on my butt.
